1. NOTICE OF PUBLIC HEARING (1457 nORTH rOAD)

Sunshine Coast Regional District West Howe Sound Official Community Plan Amendment Bylaw 640.3, 2020 and Sunshine Coast Regional District Zoning Amendment Bylaw No. 310.188, 2020 (1457 North Road)

Time and Date: 7 pm, July 14, 2020

Meeting Method: Virtual Zoom meeting via the Internet or telephone

In accordance with the provisions of the Local Government Act, a public hearing will be held by a delegate of the Sunshine Coast Regional District Board to consider the above noted bylaws. In response to COVID-19, the BC government has issued Ministerial Order M192 to authorize local governments to hold public hearings electronically.

Purpose of the Bylaws

The purpose of the above proposed bylaws is to amend Map 1 of the Official Community Plan to re-designate the subject property from Rural Residential A to Residential and to amend Schedule B of the Zoning Bylaw to rezone the subject property from Rural One to Comprehensive Development Four to facilitate a 10-lot bare land strata subdivision of the subject property located at 1457 North Road, legally described as Block 30 District Lot 695 Plan 2746 in Electoral Area F - West Howe Sound.

Copies of the proposed bylaws, Board resolutions to delegate the holding of the hearing, and all reports, plans and other documents in the SCRD’s possession that have been or will be considered by the SCRD Board are available on this page, or by contacting the Planning Department.

Pre-registration

If you wish to speak at the public hearing, you are encouraged to pre-register your name and address on the speaker’s list by contacting the Planning Department no later than 12:00 pm on July 14, 2020. All participants wishing to speak will be provided the opportunity to speak whether pre-registered or not.

Written Submission

All persons who consider their interest to be affected by the proposed bylaws shall be given reasonable opportunity to be heard at the public hearing or to present written submissions for the public record respecting matters contained in the bylaws. Written submissions may be presented at the public hearing or sent or delivered to the SCRD in advance and must be received by the closing of the public hearing on July 14, 2020.

The SCRD Board will not consider any verbal or written representations or submissions from the public after close of the public hearing.

Halfmoon Bay Official Community Plan Amendment Bylaw No. 675.3 and Zoning Amendment Bylaw No. 310.174 (Secret Cove Heights Development)

Time and Date: 7 pm, July 21, 2020

Meeting Method: Virtual Zoom meeting via the Internet or telephone

In accordance with the provisions of the Local Government Act, a public hearing will be held by a delegate of the Sunshine Coast Regional District Board to consider the above noted bylaws. In response to COVID-19, the BC government has issued Ministerial Order M192 to authorize local governments to hold public hearings electronically.

Purpose of the Bylaws

The purpose of the above proposed bylaws is to amend Map 1 of the Halfmoon Bay Official Community Plan to re-designate the subject properties from Resource to Rural Residential and to amend the RU2 zone within Zoning Bylaw No. 310 to include site-specific regulations to limit lot size, specify gross floor area of single family dwellings and auxiliary dwellings, increase number of home occupation employees and impose limits on parcel coverage of buildings and structures to facilitate subdivision and development of the subject properties legally described as Lot 12 District Lot 2392 Group 1 New Westminster District Plan BCP36834, and District Lot 2392 Group 1 New Westminster District except Plans BCP13284 and BCP36834 located near the end of Stephens Way.
